About Kaka’ako Hawaii

Homes for Sale in Kaka’ako
You’ll mostly find condominiums for sale in Kaka’ako, although there are other types of homes available.
There are many new developments in the area. Some were recently completed, several are being presold while under construction, and others in the planning stage. While some might think that only wealthy foreign investors can afford the multi-million dollar price tags in Kaka’ ako, in reality, there are plenty of units at price points for budgets of all shapes and sizes.
Each developer that builds a condo in Kakaako has to allocate 20 percent of units toward reserve housing. These units are reserved specifically for buyers who are owner-occupants and are priced according to the Area Median Income or AMI, per the the Hawaii Community Development Authority (HCDA). There are specific qualifications for these reserve units – if you have never owned a home in Hawaii before and make less than $140,000, you may qualify.
Units will range from studio lofts to two-bedroom, two-bath condos and everything in between.
Most reserve housing units require only 10 percent down and most or all of it can be gifted from family members.
While many of the new apartments are selling for a million dollars plus, there are also two-bedroom, two-bath units available with more than 800 square feet of living space and two parking stalls in the high $700,000s, sometimes lower.
Kamehameha Schools, together with Castle & Cooke Homes Hawaii Inc., recently unveiled plans for a $60 million mixed-use residential project in Kakaako. The project will add 183 rental and for-sale workforce housing units to the booming Kakaako market.
The project will include 88 rental units developed by Kamehameha Schools, 95 for-sale units developed by Castle & Cooke, along with roughly 10,000 square feet of commercial space.
Castle & Cooke project 400 Keawe will sit on 1.52 acres and include a 65-foot, six-story mixed-use building with 75 market price units and 20 workforce units. One- to three-bedroom units will be available with prices ranging from the low $400,000s to mid $700,000s.
Kamehameha Schools will develop a 65-foot building on the the rest of the 2.81-acre block including four floors of residential rental units. Rent for the studio, one-, two-, and three-bedroom units, will range from $1,100 to $1,800 a month, targeting middle-income workers and their families. Income restrictions similar to that of workforce housing will be in place.
Upon completion, the development will boast more than 28,600 square feet of open, public areas and feature a 14,500-square foot plaza, bicycle parking, a convenient dog run, mid-block pedestrian passage and streetscapes. It will also serve as a pathway to and from the future Honolulu rail transit station located just one block away on Halekauwila Street.

Children who live in Kaka’ako can attend Kaahumanu Elementary School, Central Middle School and McKinley High School. There are several private schools nearby, as well.
Kaka’ako Shopping and Dining
Ala Moana Center and Ward Center are the two big shopping centers in the Ala Moana-Kaka’ako area. Ala Moana Center is the largest mall in the state, boasting high-end department stores, such as Neiman Marcus and Nordstrom, as well as Macy’s. The seemingly endless amount of clothing stores includes the likes of Ann Taylor, Chanel Boutique, Diane von Furstenberg, Forever 21, Victoria’s Secret, American Eagle Outfitters, Banana Republic, Guess and Aeropostale. Ward Center is home to one of the island’s biggest movie theaters as well as home furnishing stores, such as Bed Bath & Beyond and Pier 1 Imports. Kaka’ako Farmers Market, a personal favorite, is held at Ward Warehouse every Saturday from 8 a.m. to noon.
There are over 400 restaurants, bars and coffee shops in Ala Moana-Kaka’ako, most of which are in Ward Center and Ala Moana Center. Due to the compact layout of these neighborhoods, most residents can walk to many of these establishments in just minutes. You can find a wide range of food options here, from fine dining to fast food.

Entertainment in Kaka’ako
The Ward Entertainment Center features a state of the art 16 screen megaplex theater and Dave and Buster’s, as well as many great restaurants. The Blaisdell Center complex includes a multi-purpose Arena, Exhibition Hall, Galleria, Concert Hall, meeting rooms and parking structure. These facilities host cultural attractions, meetings, community shows, trade shows, family shows, sporting events and superstar entertainment exhibition hall.
